The Eastman Reserve

Affordable Luxury Living

The Eastman Reserve is an affordable luxury living community developed by PathStone Corporation and located within Eastman Business Park. The $52.9 million development is the largest new construction project the Park has seen in decades. Before Kodak converted this area into a parking lot, it was home to dozens of single-family houses. Today, the completed complex consists of mixed-income single-family and multi-family rental homes, as well as attractive commercial space.

The Eastman Reserve features lifestyle-inspired amenities, modern floor plans, high-quality finishes, and an exterior design that reflects the Maplewood Neighborhood aesthetic. The development includes 187 residential units across 230,000 square feet.

Construction began with groundbreaking in July 2018, phased lease-up began in Spring 2019, and the community reached 100% occupancy in Winter 2020 after construction was fully completed in Spring 2020.

The Development Team

The Eastman Reserve was developed by PathStone Corporation, one of upstate New York’s most active nonprofit developers. PathStone specializes in preservation, new construction, adaptive reuse, and mixed-use projects, working with community partners, nonprofits, service providers, private developers, and government officials to deliver affordable, accessible housing seamlessly integrated into local communities.

Funding sources for the Eastman Reserve include MCP, MIHP, SHOP, NYSERDA, HFA Bonds, 4% private investor equity, sponsor loans, and private construction financing.
